Robin Vaccai
When Robin moved from upstate New York to Venice, Florida in 2014, she traded snow boots for sandals and found her passion for helping others make the same life-changing move. Sunshine, beaches, and year-round outdoor living inspired her — and today, she helps buyers find the right place to call home and sellers move forward with confidence.
Real estate has always been part of Robin’s story. Raised in a family-owned brokerage in Poughkeepsie, NY, she grew up knowing that relationships are key to business success and strong business management keeps everything running smoothly. That early foundation prepared her for a career that combines both heart and strategy.
Before relocating to Florida in 2014, Robin had built a successful career in the financial services industry, with more than 20 years of experience — including 14 years as a CERTIFIED FINANCIAL PLANNER™ at that time. Today, she has held the CFP® designation for over 25 years, giving her real estate clients the benefit of big picture financial insight with real estate strategy.
Robin is the Broker-Owner of Beach Bay Real Estate, an independent brokerage built on fiduciary service. She represents buyers and sellers with full loyalty and transparency — a clear alternative to Florida’s default transaction-broker model. Her approach helps buyers make confident decisions and allows sellers to keep more of their equity through fair fees.
Robin became a Florida licensed Real Estate Sales Associate in 2015 and earned her Real Estate Broker license in 2017. She also holds the Graduate, REALTOR® Institute (GRI) designation, and is licensed in Florida as a Community Association Manager (CAM) — the state license required to manage condominium and homeowners associations.
In 2025, Robin launched her YouTube channel, Suncoast South, where she shares weekly Venice market updates, community spotlights, and plain-language advice to help buyers and sellers make smart moves on Florida’s Gulf Coast. Her clients and viewers appreciate her professionalism, clear communication, and straight talk about Florida real estate.

What’s the difference between a transaction agent and a single agent in Florida?
In Florida, by default most agents work as transaction brokers, which means they don’t owe full loyalty or fiduciary duty to their customers (notice I use the term customer rather than client when discussing transaction agency). As a single agent, I provide fiduciary representation — putting my clients’ interests first at all times.
Do you represent both buyers and sellers?
Yes — I represent both buyers and sellers. By choice, I work as a single agent, providing full fiduciary duty. In some cases, if a home buyer comes to me directly as the listing broker, a seller may choose to transition to transaction brokerage if it saves them money on commission (it always does in my agreement) — but only with full written disclosure, and only when it benefits the seller.
What do your services cost?
My seller program, Equity Saver, is designed to help homeowners keep more of their equity while still receiving full professional service. What areas do you serve?
My service area is south Sarasota County covering Venice, Nokomis, Englewood, and North Port, including Wellen Park.
Do you work with new construction?
Yes — I represent clients purchasing new construction with full fiduciary duty, helping them evaluate communities, builders, and costs like HOA and CDD fees. In some cases, if a builder’s commission exceeds the fee outlined in our buyer’s representation agreement, I provide a commission credit back to the buyer paid at closing.
