What’s the difference between a transaction agent and a single agent in Florida?

Most real estate agents in Florida operate as transaction brokers (agents) by default. That means they facilitate the deal but don’t owe full loyalty to either side. They are facilitators and by definition, cannot work against either party in a transaction.

At Beach Bay Real Estate, I work as a single agent — a fiduciary. That means I owe you full confidentiality, obedience, loyalty, and disclosure. I represent you, not the transaction.

Do you work with buyers too — and what does that cost?

Yes. I provide fiduciary buyer representation throughout the home buying process — including resales and new construction.

My standard buyer’s commission is 2%, and if the builder pays 3% on a new construction home, I credit 1% back to you at closing.

You get expert representation, fiduciary loyalty, and help offsetting your closing costs — all while keeping more money in your pocket.

What do you charge to list a home?

I charge a 2% listing fee — a straightforward, client-friendly commission that can save you thousands compared to traditional rates.

You’ll receive full-service marketing, professional guidance, and fiduciary representation — all through Beach Bay Real Estate, my licensed independent brokerage.

Do you include staging or home prep services?

Yes. All listings include pre-listing preparation advice, and I offer in-house staging and organization services to help your home show its best — especially helpful for seniors or out-of-town sellers.
