What’s the difference between a transaction agent and a single agent in Florida?
In Florida, by default most agents work as transaction brokers, which means they don’t owe full loyalty or fiduciary duty to their customers (notice I use the term customer rather than client when discussing transaction agency). As a single agent, I provide fiduciary representation — putting my clients’ interests first at all times.
Do you represent both buyers and sellers?
Yes — I represent both buyers and sellers. By choice, I work as a single agent, providing full fiduciary duty to my clients.
In some situations, if a buyer contacts me directly about one of my listings, the seller may choose to transition to transaction brokerage if it results in mutual cost savings and a smoother path to closing. This change is always made with full written disclosure and the informed consent of all parties.
When acting as a transaction broker, I serve as a neutral facilitator — assisting both sides with negotiations and paperwork while ensuring honesty and fairness throughout the process. I also provide the buyer with a recommended list of inspections and full property disclosures to help them make an informed decision.
If the buyer prefers to maintain full fiduciary representation, I can refer them to another single agent, allowing them to proceed under that structure. In those cases, I may receive a referral fee, but the buyer retains full fiduciary representation from that agent.

Do you work with new construction?
Yes — I represent clients purchasing new construction with full fiduciary duty, helping them evaluate communities, builders, and costs like HOA and CDD fees. In some cases, if a builder’s commission exceeds the fee outlined in our buyer’s representation agreement, I provide a commission credit back to the buyer paid at closing.

Do you include staging / home preparation in your listing services?
Yes — I provide basic staging using your existing furnishings, plus pre-listing guidance to help your home show its best. For more involved projects, I can connect you with staging and painting services.
What does “fiduciary representation” mean?
It means I’m legally and ethically obligated to put my client’s interests first — always. As a single agent, I provide full fiduciary duty, including loyalty, confidentiality, and complete transparency throughout every step of your transaction.
Will I be working directly with you, or part of a team?
You’ll work directly with me from start to finish. I don’t hand clients off to assistants or team members. Every showing, negotiation, and communication is handled personally, ensuring you receive experienced, fiduciary-level representation and consistent service throughout.
Can you help if I’m relocating from out of state?
Yes. Many of my clients are moving to Florida for retirement or lifestyle reasons. I help you compare communities, understand local costs, taxes, and fees, and connect you with trusted service providers to make your transition seamless.
What if I’m buying a new construction home?
Even when purchasing directly from a builder, you still benefit from having your own fiduciary agent. I review contract terms, explain HOA and CDD costs, and help you evaluate builder incentives and potential resale value.
How long does it take to sell a home in today’s market?
That depends on pricing, presentation, and demand. I help sellers price strategically for faster results and stronger offers, while keeping marketing costs fair and efficient through my Equity Saver program.
