If you’re wondering how to prepare your home for showings, the key is to make it “show ready” for both open houses and private tours where prospective buyers come to envision it as their future home. In the southwest Florida market, you’re competing with new construction staged to perfection — so even if your home isn’t brand new, it needs to give buyers that same irresistible, move-in-ready feel. With a little planning and smart staging, your home can create the kind of emotional connection buyers are looking for.
When buyers walk into your home, they make decisions quickly. Often, they form an opinion within the first few minutes. That’s why preparing your home for showings or an open house is one of the most important steps in the selling process.
These tips for staging your home will help it stand out from the competition.
1. Boost Curb Appeal
Mow the lawn, trim hedges, power wash the driveway, dust for cob webs
and add a few potted plants by the entry if landscaping is sparse. Blow or sweep leaves and debris off walk paths. A fresh, neutral color welcome mat and clean front door set the tone.
2. Declutter Every Room
Clear counters, remove excess furniture, and tuck away personal items. A clean, open space feels larger and more inviting. Remove all personal photos and especially, magnets, appointment cards, and pictures from the front of the refrigerator.
3. Deep Clean
Bathrooms and kitchens should sparkle. Counters should be free for clutter with only limited items on the surfaces. Toilet seats and lids should be in the down position. Dust baseboards, fan blades and pendant lighting, clean windows, and don’t forget ceiling fans and light fixtures.
4. Neutralize Odors
No strong cooking smells or pet odors. Open windows to air out the home. Do NOT use plug-in air fresheners or fragrance misters. First, many people are fragrance and odor sensitive and second, when you use these artificial scents, you are implying that there are odors in the home you’re trying to hide. Give everything a good cleaning and not with something like Fabuloso (the worst smell ever!) but rather white vinegar and water, which will naturally neutralize odors.
5. Let the Sun Shine In
Open all curtains and blinds. People move to Florida for the weather and the sunshine so let them see and appreciate it in your home. A dark home with all the windows covered is not inviting.
6. Stage Thoughtfully
Use neutral colors and minimal décor. Highlight each room’s purpose (e.g., make sure the dining room looks like a place to dine). Eliminate excess small pieces of furniture by moving it to the garage, or storage closet.
7. Secure Valuables & Medications
Store personal documents, valuables including jewelry and especially firearms, and prescription medications in a secure place before showings. I often suggest a portable file box that can be quickly moved to the car with medications on top.
8. Set a Comfortable Temperature
Make sure your home isn’t too hot or cold. Buyers won’t linger if they’re uncomfortable. Ideal temperature for A/C in Florida should mirror public places – between 75 and 76 F degrees is ideal.
9. Remove Pets (and yourself) for Showings
Even friendly pets can be a distraction. Take them with you or arrange for pet care during the showing. There is absolutely no good reason for you to be home or on the property during showings or open houses. Prepare to vacate the property for these important buyer events.
10. Create a Welcoming Atmosphere
Play soft music—classical, jazz, or beach themed. Turn on the lights and ceiling fans at low speed to keep air circulating. Add a touch of hospitality—small water bottles on the counter and some mini-snack packs of nuts, crackers, etc.
